Need to sell my investment homes in Pooler and Richmond Hill in next 24 months....

Looking to develop a relationship with a potential listing agent since I live in CA....market too soft now but would like to follow activity with CMA's...anyone want to help? Thanks Charles

Hi Charles,

I would be happy to speak with you about the marketing of your properties. A market analysis of your properties should give you a better grasp on the current value range in the cities of Pooler and Richmond Hill.

While our local market has slowed a bit, I would not classify it as soft. We have experienced an increase in buyer traffic over the past several weeks and are fortunate not to be in the "bubble markets" other areas of the country are dealing with. It's important to examine your personal motivation for selling your investment properties. If priced properly and at a competitively, there is a good chance that your properties will sell in a reasonable market time. However, the condition of investment properties can be an issue. Have you visited your properties lately? Buyers want it all these days...from fabulous curb appeal to positive cash flow on their investments.

Another factor to consider is what you plan to do with the equity in these properties. Have you considered a 1031 Tax Deferred Exchange? A good accountant should advise you on your best strategy. If you would like additional info on exchanges, I would be happy to send it to you.

I am an Associate Broker with REMAX Crossroads and am very involved with local realtor organizations, which allows for frequent networking with other agents in Effingham, Bryan and Chatham Counties. I have found this the best way to truly get a pulse on the current market.

I work with Cartus relocation and we are a part of their broker to broker network. I can connect you with an agent that must maintain standards in production, education, and market sales accuracy. In addition they will also be connected to the Affinnity and USAA which handels alot of military relocation in that area.

My first question to you is:
How is your record-keeping?

If you have maintained accurate rental histories on these properties and you can show a potential for positive cash flow, now MAY be a good time to sell. As our market is constantly changing and financing is getting harder and harder to achieve, we have seen an influx in the demand for rentals in our area. Savvy investors are beginning to seek out potential rental properties and are particularly interested in properties that already have lease agreements.

That being said, you are wise to keep an eye on market conditions wherever you own multiple properties. If I can be of assistance to you by providing CMA's and area updates, please feel free to contact me.

Hey Charles! This market is crazy right now,the interest rates are climbing too!! You are probably wise to wait and see what happens and watch the market closely! I will be glad to send you current market analysis reports continually until you are ready to sell! Where are your homes and are they currently rented/leased? Please do not forget that Richmond Hill is very active right now with the Military coming home and looking to rent or purchase!!
