Location matters. Crime, schools, etc. vary incredibly in Miami. Check the crime statistics for the specific zip code you're looking at. More importantly, understand that we have some of the craziest traffic in the country. Please consider living close to where you'll work or go to school. If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase/rent, or not, in specific neighborhoods.

That's a tough one to answer. We live in Windward and do not know of any other community like it. We have more than 40 different neighborhoods in Windward, that range in price from about $250,000 to several million $$$$, a 197 acre lake and loads of amenities, many unique to Windward.

Depending on the price range you are loooking in you may find somes of the features we have in other Johns Creek, Alpharetta and Milton communities but you probably won't find the diversity of price, home style/construction or amenity selection in any other neighborhood.

My wife, Debi Key, specializes in first time home buyers. She is very familiar with the area and would be happy to help you search for your first home. Carson like other cities have good areas and not so good area.
Just depend on what you perceive is a good area and the price you
are willing to spend on a house.
Of course if you're qualified higher it usually follows that you're
bet would be the area is good.
As Jeremy and Stephanie, pointed out there's sites where you
can check the statistics of different cities right down to a particular Zip code.
My advice is to do your homework, jot down your most important criteria,
consult with at least 3 agents working the area, and go from there.

Information about the schools and rankings in Prince William County:
Here you will be able to compare the areas you are considering based on the schools ranking and test scores etc.

You can also check out our community report which will provide you with statistics such as average household income, demographic, percentage of residents ages, college degree status etc.

Once you have that type of information, I would be happy to help you narrow down the different neighborhoods that might suit the type of lifestyle you are looking for. There are a few wonderful communities in both of these cities that offer an all-inclusive approach where your kids can go to schools located within the communities and participate in the activities that are close by.

I would be happy to have a phone discussion with you to gather more information about what you are looking for and lend some advice and suggestions on where you are best likely to find it!

Our Code of Ethics strictly forbids us to pass judgment on any specific location. There are plenty of sites that will show crime statistics by Zip Code ... you might want to try or Overall information such as demographics, etc. can be obtained at Your best bet, though, is to drive around at different times of the day ... evenings and weekends are usually a good indication of what is occurring in a given location.

As for values present and future, nobody can predict an area's performance with any degree of certainty. The recent (and ongoing) housing crisis could not have been foreseen ... otherwise, people would have stopped buying homes long before that.

Incidentally, even when purchasing a new home, you should have representation. Builders' sales agents work for them ... you need someone on your side, especially since such expertise comes at no cost to you.. I'd be happy to work with you. Robert, Your right, location will always be the issue as far as appreciation. I think it will be a harder sell in the future if there are older homes in the surrounding area. But of course this depends, because if you look at areas of North Scottsdale or Paradise Valley there are New Builds right next to older homes. The primary reason for this is location, lot size, school district etc. I don't know exactly where your looking to build but questions to consider would be: Are there others building new homes in this area? Are you in a good school distrrict? Are the other homes in the area kept up? What are the Comparables in the area? I am assuming your not working with a Realtor? - crime
- public transportation
- parks
- schools (if possible, with access to a grade/quality classification of all city schools by neighborhood)
- population density (how many people per sq. mile)
- free parking? zone parking? paid-only parking?
- restaurant
- distance to supermarket/market
- weekly farmers market?
- distance from highways
- noise levels (very important in a city crossed by highways in many areas)
- traffic volume
- museums
- cinemas
- open studios (and other informal but regular art happenings)

I could go on, but will stop here.

Sail Harbour by EH Builders was built during the height of the real estate boom. Homes originally sold for upward of 300-400k and due to market corrections they are now selling under 130K.

The HOA has changed management companies a few times and now seems to be stable. The homes are being sold mostly via short sale and are strong movers. This development is considered to be a best value for your dollar. I currently have 3 units for sale in Sail Harbour, two are under contract and the other one is still available.

The entire development is finished and you do not have to rely upon unfinished homes to help "pay" dues. The HOA has been turned over to the homeowners - this is important because an HOA's under developer control means, you the homeowner, have no control or say over what happens in your own community.

PORTOFINO Springs by PrimeBuilders Is a development that has very view units built out. Lots of dirt all around. I see this community as one that could be bought by a developer with deep pockets to finish. (much like River Hall needs a strong deveolper since Levitt & Sons filed for bankruptcy.) I would consider holding off on a purchase in this community until more units have been built. This development backs up to Laguna Lakes and is very close to Sail Harbour.

Bell Tower Park by Grosee Point Development Company is more expensive- they are still trying to finish the build out. Many of the original units sold in there are now in short sale and much is still unknown about how the HOA will finally shake out. You see a lot of advertising by this developer theyappear eager bordering on desperate to finish out this community. That makes for some concern with the financial stability of the HOA. I see their prices as a little higher than the value you are getting.
