Oscar,

Have you purchased a home?

I see you had no answers to your question. Probably because
this home was sold in 2008 and has not come back on the
market.

If you haven't yet purchased a home and would like to speak
with me, please call.

Kind Regards,

Casey,

This home is pending sale now. It was relisted in March 2012
at $325,000. And pended April 2nd at $300,000. Due to
close this coming September 2012.

Perhaps you had an agent watching it for you who already
gave you this info.

Thanks for asking,

Marita Topmiller answered:
Jimmy, RealtyTrac gives the impression that the bank is ready to
sell this home, but it isn't recorded as the owner yet. It's not on
title. When the bank has cleared title, it will put the home on the
market with a Realtor. Once that happens you will have the
opportunity to buy it.

Your best chance of getting this opportunity would be to contact
a Realtor and have that person watch the street for you and let
you know when it goes on the market.

If you are not working with a Realtor already, you may contact
me at 317.513.4652.

Good Luck,

Marita Topmiller

I am also a Zionsville resident and Real Estate agent. My kids have all grown up in the Zionsville School System. We could not be more pleased. We moved to Indiana in 2004 and considered the same decision you are making now...which schools would best meet our children's need? Test scores are one component...and yes, Zionsville and Carmel are always at the top of state rankings. Look also at the AP classes, learning centers, languages offered, class sizes, and so many other factors that will impact your student's learning and post high school experience. Even with budget cuts, the fine arts programs are intact as well as the athletic programs. Our school administration and community have dedicated themselves to provide the best educational choices available. Parental involvement is a given. This is Rock Bridge, a neighborhood just north of the village of Zionsville. The neighborhood does have a community pool and a playground. HOA fees for Rock Bridge are $165 each quarter.

Please let me know if you have any other questions.

I would be happy to send you a CMA of your neighborhood she you can use it to compare current pricing with your purchase price. Obviously the home values in some neighborhoods differ from others in the area. I live in Zionsville and know that the homes in my neighborhood are selling for less than they would have a few years ago due to the economy. Let me know if I can assist. ... more

Just another thought. I really think it depends on your loan officer. I run my loans through agents who are FHA direct underwriters vs. brokers who are middlemen who have to get approval. My experience has been that direct underwriters get the job done where brokers have had issues. There is probably more to this explanation but hard to write in a few paragraphs. As the thought goes, why go through a middleman when you can go to the source. ... more
