One thing to consider, based on your previous question, is which school you choose in Zionsville. If you decide to choose the school first, some areas of Zionsville have very few rentals. If you select one of those specific elementary or middle schools, you would potentially have to move schools, when you buy a home, after renting.

Zionsville is very particular on which school within the district children attend, based on where they live. As Zionsville is a small town, most of the apartments and rentals are only within the district of a few of the Zionsville schools. If you select the other areas such as Union Elementary or Pleasant-view Elementary or Zionsville Middle School, it might be more difficult to find homes to rent unless you consider townhouse apartments, such as Quail Run. There are always homes for sale in these districts but not as many homes for rent. It can sometimes be an issue of timing like a needle in a haystack. Many people rent in one area then buy in another but this would involve switching schools. If this is a major goal not to switch later, Boone Meadows elementary or Zionsville West Middle, would give more rentals and affordable homes to choose from than some of the other areas. Conversely, if your heart is set upon one of the other areas of Zionsville, you might want to consider buying if you cant find the rental you desire initially. If your home is showing up in the MLS system or on the Internet, it could have happened just by something being typed wrong. Many real estate companies have designated people, which their job is to put new listings on the internet and MIBOR. If they have trouble reading the listing agents hand writing then errors can happen. Give a call to the agent whom has made the error and ask for it to be corrected. They should know who to contact to fix the error. If this doesn't work then contact MIBOR and they will make sure it gets corrected. ... more

The average price per square foot would have been higher in 2004 across all of the Zionsville area. Neighborhoods such as Royal Run and Anson now provide home buyers an opportunity to get into the award winning schools at a lower purchase price. These neighborhoods as I'm sure you know are vastly different from other neighborhoods within Zionsville. They pull the average price per sf down for the town as a whole. There are many homes with high end finishes that will have a much higher price per sf when compared to these neighborhoods.
