It could cause friction. You should view a home right from the start with a buyer agent, not after seeing it with a listing agent. You can certainly hire a listing agent, but not sure if the listing agent will pay your agent a fee. You will have to discuss that with who you hire and then may have to explain to the listing agent why you saw it twice and then left them hiring a new agent. ... more

Radon mitigation is a subjective issue specific to each buyer. Radon exists naturally (even in the air we breathe). Left to the experts, the physics is rather simple. Influence the air flow from under your foundation with a proper mitigating system and the level will be reduced to below the EPA recommended level of 4 PcL.

Regarding the length of time on the market, this could be for any number of reasons. Usually the price is the reason, but it could be location or condition as well.

If you are wanting to get a fence on that property, it would probably be best to check with the condo association. Since it's not a good idea to go against the bylaws, you will want to check to make sure that you are in accordance with them. If you really need to find a way to keep your dogs contained, then you might just try talking to the association. If they say that it is fine for your property, then I think that an iron fence would be a great option, because I've heard that they last very long! ... more

Hi Eric -Like most communities, the resort parks were hit by the last few years. However, this is indeed, a good time to pick up something in these parks before the prices start increasing again. In Wells, in 2002 and 2003, I sold the same double wide in one of the year round parks for 60k two years in a row. In 2007, I sold the same unit for 74,900. If I were to place it on the market now, depending on condition, I would likely place it at around 55-60k based on some of the comps (2003 price point is pretty typical around here right now). So, are we back to 2006/2007 prices? No. Did they lose value? Yes. BUT, as the market rebounds, now would be the time to grab something, before they do go back up.
