First of all, when hiring an agent, it should be agreed, in writing if needed, to terminate the listing if you are not happy. Some will ask for an advertising fee up front that is non-refundable if there is one. Ask the broker in charge. They will probably try to ask you to let them put another agent on the listing, but, tell them no if you wish. Also, ask about the license # on your contract. Otherwise, another agent with the correct 3% commission for the buyers agent shows you are giving the company a chance. If you are not satisfied with the answers you get tell them to come get their sign and lockbox. Larger companies are not always the best. A "top selling" agent with a team is not always the best choice either. Customer service seems like it has gone out of style, but, after 22 years of being a Realtor myself, I know it should still be the number one objective. ... more

Proposition 60 and Proposition 90

It does not pertain to every county.

If either yourself or if you have a spouse who is over age 55 (when your primary home is sold), PROP 60 allows replacement of a primary residence with a new home of equal or lesser value within the same county and transfer of the Prop 13 assessed valuation from the old home to the new property. This is allowed once in your lifetime, and a spouse who has done it before 'taints' both spouses, meaning between both spouses, it can only be done once.

Yorba Linda is not at all what you think it is. The city motto is "Land of gracious Living" It is more rural but close to everything, medical, transportation, schools. Its only about 5 miles from Cal State Fullerton. Places to eat, about 40 miles to Newport Beach, Los Angeles.

It is a great place to live and work. I grew up in Fullerton about 4 miles from Yorba Linda. I went to high school with kids from Yorba Linda. I have an office in Fullerton and I can help you if you need help. I love Yorba Linda, mellow low key, low crime. Home of the Nixon Library.

My 800 sq ft house in Washington DC has a decent front and backyard ( placed a 14x15 deck on the back with still much room to spare) but we really need interior living space. Since I am an newbie, how much square footage would you recommend I add to be cost effecitve? ***I am NOT rich..and being mindful of getting quaility material, but not going overboard. I thought about building up to make space for my son, but I dont think I have the height differential to renovate the attic. I am concerned as I have watched a friend have difficulties with her builder..I need more information to figure which is cost effective, renovate or decide to move.

*not worried about having a huge back yard, losing the deck. If itsgoing to be too expensive, I might as well move. This is the dilemma ... Great location to Capitol Hill, I really would like to stay.

You can verify any agent by looking up their license number at BRE.CA.GOV for the status of their license in future, and matching that information to their listed office address.

All agents must disclose their brokerage name or license number when acting as a real estate agent.

Hello Wendy, yes there are currently only one listing under $1,600 a month rent in Yorba Linda. If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can then be set up to receive daily automatic emails to fit your search criteria. The rentals in Yorba Linda start from $1,300 for a 2bd 1ba cottage and up. The purchase start from 299k for 2bd 2ba condo which is as low as $1,500 down payment with a minimum 580 fico score.

Beware of the many rental scams out there on all sites. You should always confirm whom you should be dealing with on rentals from a licensed agent/broker and never send anyone any money or give them information. If you furnish an address or link it can be looked into further...

You should study RENT vs BUY options as you may qualify to buy with minimum out of pocket expenses and pay less than rent in many cities. You may occupy a rental immediately if it is already vacant and purchase properties take from 30-45 days to close once in escrow.

You may qualify FHA from fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or even as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score.

Your credit scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary. It only takes a few dozen questions to qualify, go over your options and email you listings to study and compare.
