Langhorne is much different than Yardley in that Yardley feels more like a small town and Langhorne is built up more and has the shopping mall and surrounding businesses. Council Rock School North is definitely the best choice. My child goes there and I wouldn't want her in any other school. Both North and South have thousands of children but each child gets personalized attention from their high school counselor. The counselor keeps you updated as the parent in terms of their grades and what level of each class the child should take. I also love the online system that lets you view their daily attendance, grades and homework for the day. Also, both Council Rock schools have tons of sports to choose from.

I agree if you are retired, the 1% earned income tax in Newtown will not cost you as much as other folks and therefore you can benefit from the low property taxes they have. Yardley and Langhorne unfortunately do have higher property taxes, but do not have the earned income tax.

Real Estate taxes can vary even if 2 properties sell for the exact same dollar amount. If a homeowner has made improvements while inhabiting the home a permit may be required for these improvements. Once the permit is filed the township will come and inspect the work on the property to assure building code requirements are adhered to. This can generate a new assessment on the improvements therefore creating a tax increase. Yes you can. Bear in mind their may be other reasons besides your offer price that caused your offer to be unacceptable. I would have your agent ask the seller why they rejected your original offer before submitting a new one, unless, of course, you've already done that.
