Yeah, I would leverage the sellers a little. Use the fact that no one's going to buy unless they have a drainage contractor fix it, and be willing to give a little bit. I'm sure they'll come around and have it fixed before long. They might just not realize that it's as big of a deal as it is. http://www.pmurraycontractors.ca/en ... more

UpNest Top Realtors answered:
Hi Julie,

Trulia doesn't allow FSBO homes listed manually. You would have to pay a premium for a flat fee listing service.

The NAR states that FSBO homes typically sell for an average of $184,000 compared to agent assisted homes at $230,000. That's a big difference! So selling with an agent will usually get you more money in the end, and it will sell faster with less hassle on you.

We created our service for home sellers looking for the best deal possible. Agents will compete against each other to earn your listing, so you're more likely to receive a great commission rate. You'll also be able to compare agents so you can select the best agent possible! There's no risk to try us out, and it's completely free for you!

Good luck!

If this was filled out on a form it probably means that the house is heated in a different method than anything listed. Generally that would mean something more out of the box. I would suggest contacting the realtor to ensure that it is something that you're comfortable with. If it isn't you might want to request a reduced price or that they have an allowance in place to allow you to install a new system once you move in.

Yamhil,
You've received some offers to help, please treat them very cautiously. Providing the information requested blindly can lead to identity theft or worse.
On an FHA loan the down payment must come through approved sources and to my knowledge can't be a loan. The source of the funds must be provided and approved or you won't get funded. Your lender would know of any state approved down payment assistance. You can also check with the State through the link below to see what options you may have an what you qualify for.
You've overcome some tough times and your scores are good enough to be worth stealing. I don't know any of the people making the offers, so I can't say they are good or bad, just be very careful.
Best of luck and let us know how things turnout.

Hi James,

That sounds very strange because you do not make mortgage payments to FHA/HUD.

What is the name of the lender or bank that funded the loan? You should contact them directly.

Best regards,
Elva
