I have this conversation all of the time with people who elect to try and sell on their own. Are you looking for that one buyer or would you be best off trying to capture multiple buyers. It really is the difference between casting a fishing pole out in the middle of the lake trying to catch the one fish vs. casting a net over the lake in the hopes of catching many. Ever hear the phrase don't put all of your eggs in one basket? There are so many other variables that do not make selling your home profitable or an efficient use of time. Chris gave you great information. In any market there are homes that sell quickly and others that linger. If you have a good agent, ask them the same question, but have short sales removed from the list, the days should be shorter.
The key to selling quickly and still getting top dollar is to have the best looking, best marketed, easiest to access home in the right price range. The more you push the limits of each category the longer you'll be on the market and the less you will net when it's all said and done.
Here is an example, a well priced home that lacks curb appeal will miss showings and thus miss offers. A home that is hard to see due to tenants, pets, limited scheduling, will also result in fewer showings and offers.
Discuss this with your agent and ask if you are the best in each category. If not, take the appropriate steps to get there. Best of luck.
