Wynwood-Edgewater is slated to have a 20 proposed condo towers with nearly 6,100 units.
Many choices in pre-construction, as well as in existing established condominium projects.
The overall improvement in the area is amazing - and that includes great restaurants, shopping, and new large malls coming in. The cultural life - especially in visual arts - is very intense, with its culmination in Art Basel.

In terms of getting around town the area is great - close to Miami Beach, Downtown, Brickell and parks/outdoor activities.

I would say that it is safe. That area has gone through extensive regentrification and has come a very long way from how it was a decade ago. I highly recommend Wynwood. I can take some time and explain more about Wynwood and it's growth to you. Call me.

Genting is/was a wet dream of MH. It is highly unlikely that they will be able to set up casinos and hotels. there any time in near future. But again - it is Miami where the dreams come true for the investors..... We may build new stadium for the Dolphins on that spot instead with taxpayers money. ... more

Midtown 4 has over 200 units for sale at the moment. This units belong to one owner and they start in the $350 per sq ft. The demand for rentals in Midtown 4 and Midtown 2 makes the investment very attractive. There's a 15% - 20% rental rate increase every year for the last 3 years. Not really anymore. Midtown Miami had a lease to own program in 2008 after the market collapsed. The Miami market is moving very fast right now. So there is no need to do it for them.

The idea to turn that part of town into a Bal-Harbour-style retail has been in the works for some time now; as a mater of a fact, earlier this year, they announced that there were several luxury brands already signed on. But then that shouldn't be surprising since the article also states that the project is being developed in conjunction with a Real Estate division of Louis Vuitton.

The section you're referring to is outside of the planned upgrades, but quite near it, so logic would deduce that if the neighbor's getting a make over, everyone in the neighborhood benefits.

Now, whether there are any specific projects already on the table.... For that, you might want to check specifically with the entities mentioned in the article, as well as some of the Real Estate firms that are specializing in the area.

I'm sure there are plenty of activity on the drawing boards, so getting yourself familiar with the people involved now might help get your foot in the door later. :)

This building, Bay Park Towers , there are 252 units. Currently active on the MLS there are 16 units. Considering the number of units in the building there are not very many listed for sale 16 units represent about 6% of the total. Also, there are 3 units under contract and one additional unit under contract willing to take a back up offer. In the last year 13 units have sold in the building.

Although insurance is included, you might think of getting content insurance for you as that will be your respnsibility and relatively inexpensive, but the required insurance is covered under the association dues and so are amenities, water/sewer, cable and internet.

There are a few quircks thrown in as far as rules but it is a well manintained complex.
