Hopefully you used an attorney for the sale. Did you put in some contingency clauses in there to protect you with a higher risk purchase given their relationship status?

there's something not quite right.
If a home only reqires 'cosmetic' work, it can be lived in.
There must be other issues or your evaluation of 'cosmetic' may not be spot on.

This is a question you need to run by your realtor.
They can assess the extent of the needed repairs, how this will effect buyers and which lenders or lender programs will disqualify the home.

As Tim stated, it is possible to sell a pile of boards, however there's always a few more things that needs to be known.
