I remember riding my bike up in the Skylonda area! I believe you will need to market very personally and creatively. The weekends at Alice's restaurants would be a good time to clearly sign open house events; also I would promote to the equine community in that area as people who like horses like to be in that area.

In the winter months, there is a lot of Christmas tree traffic, so you might say something like "visit the house and get $5 off of Xmas tree park," and get with the Xmas tree park to get a coupon because they like the business too.

Additionally you want to just FLOOD photos so maybe 35 to 45 photographs of the home showing every single angle so that people who are considering visiting will get that feeling before they have to make the drive.

Then I would make sure to publicize to every agent who has represented a buyer or seller in Skylonda for the last 24 months. Because if they have, they may have other buyers who they can "wake up" by sending them information about your home. I would extend this into Pescadero and down into La Honda and possibly Woodside.

I would also give the house a story. Something interesting, do the research (or your agent can do this). Figure out how to talk about it so it sounds extremely interesting. Historical facts that will set it apart. You may not have those, but if you can find anything out about it that makes it unique and different, this is an attractive thing.

Then also post on craigslist every week for at least six months. Because you never know when it will catch your buyer's eye.

And finally I like to get a "sold" rider and place it inside your bedroom so you look at it every morning. I know that is slightly unusual but seeing it "done" is a good way of opening up to opportunities and getting clear.

I wrote a blog about clearing clutter, that is a timeless bit of wisdom you shouldn't over look.

I love that area of Skylonda and rode my bike a lot in that area as a child. It is so beautiful!

You have to check with the city to see if they will approve the conversion. It maybe a lot of paper work getting the permits, and you want to check the deed to see what it specifies on how the land can be used. If it says only one kind of use is permitted then it most likely cant be changed. ... more

As a Realtor located in the woodside office of Coldwell Banker, I can share that sales this year have been very robust as compared with even a year ago. 2008-2009 prices adjusted downward approx 20%. In 2009, confidence increased however, buyers remained reluctant. This year we are seeing multiple offers. Also, approx 25-30% of homes sold in Woodside are sold exclusively (not on MLS).

Woodside Heights in particular has adjusted and this area remains highly desirable.

Hi there.

I felt I should add a little clarification to the argument: "regional" vs. everyone else. No one knows whether you left 6-10% on the table - real estate markets don't operate like that. Homes aren't like cars, where you can easily get the same exact car at another dealer. The market (the buyer or collection of buyers) sets the price - no matter what any agent says they can get you. If an agent says "your home is worth X" or they "can get you X for your home", run. They are blowing smoke and you are more likely to leave 6-10% on the table if you list with them than if you sold it yourself.

Any good agent will tell you a general estimate of where the market is for homes similar to yours, but explain that regardless of the estimate, the market is the one who sets the value - no agent has control over the market.

There are ways agents can add value if the owners aren't aware that fixing minor problems in the home, disclosing all defects up front, giving it a fresh coat of paint, and doing a little staging will add value/saleability to their home. If you are an owner that can do those effectively, then the agent can only lend transactional expertise to the situation to help the owner avoid common pitfalls.

As a Certified Foreclosure Specialist, that answer may be simple; however, given the ever changing Lending requirements, the answer is that it depends upon the condition of the home.

If the home qualifies for a loan, then as a buyer you can look at conventional loans of 20-25% down payment or even FHA (again the home must qualify). Also, the Seller (in most cases it is a Lender or a third party representing the Lender and Investor will only look at qualified Lenders such as BofA, Wells Fargo, Credit Unions and may reject mortgage brokers unless the Mortgage broker can provide the pre-approval from the actual lender being a BofA, etc.

If the home simply does not qualify for a loan, then the purchase would have to be cash.

As a Realtor in Woodside and PV, I agree with all of the helpful suggestions of my colleagues.

In addition, the opportunity to find vacant land is greater in Woodside vs. PV. However, the price per sqft is greatest at the flatland and less expensive along Skyline.

Please remember that if you are financing, the Lender environment is such that institutional lenders are very shy in providing financing and you may need to look toward hard money lending. However, if you purchase land with a structure, the opportunity to obtain institutional financing increases tremdendously.

It depends on where in Woodside you are looking for, but if you are looking in central Woodside, you are looking at about $1m +/- per acre plus the 400+ per sq foot depending in finishes. In central Woodside there really are no small lots. Also be aware that building in an area that is controlled by the town of Woodside has it's own special challenges.

If you decide to go this route, you really need to thoroughly vet your plans with the town prior to closing on your lot.
