In my experience the down would need to be a minimum of 5-10% as the seller has fees to pay at closing to selling you the home, even with an owners contract there are title and escrow fees, excise taxes and if the home is listed with a Realtor the seller is responsible for the marketing fee. BUT, the down payment is what ever the buyer and seller agree upon. Good luck! ... more

I live in Woodland, Wa.,...close to one of the schools, and have never had any issues with air traffic other than the occasional army helicopter transport that flies over. :-) Woodland, for the most part, tends to be a quiet community. You won't hear a lot of sirens, or anything like that either. We wave to one another on the streets, and smile as well.
