No it is not. This is your primary residence that is homestead, so unless it is worth over a million dollars you should be just fine.

I would be honored to help you during this time in your life. If you would like to have coffee sometime I would be happy to answer all the questions you have!

Pat Goff answered:
Look at your closing documents, the management company's name should be there (usually as a mortgage rider document). From there you should be able to find their contact information by searching for the company online. In addition, you could look up the original MLS listing of your townhome, most listings include the management company's name and contact number. ... more

Susan Hofflander answered:
Hello, thecomputerdesk!
Well, here's the thing, the market is transitioning back to far more traditional sales. This is because of the upswing in the economy. Some areas are still struggling more than others. As a result of this turn around, many lenders are not accepting short sales as readily as they were even, say, a year ago.

That said, it's still working for some, but they are much more difficult to get approved, especially if there is more than one mortgage on the property. So, all in all, it can take 4-6 months or even more, before you know whether or not it will happen at all!

I would advise, if at all possible, steer clear of short sales altogether.

Good luck~

Tread lightly, so many factors to consider... Does Seller have a hardship? Does Seller have more than 1 mortgage and/or lines of credit? Does the listing agent know how to communicate with the bank(s)? Is Buyer in it for the long haul (if you are considering ss and you accept an offer, get the buyer to agree to giving your broker earnest $ before bank approval, buyer is more "in the game" and less likely to get shifty every time the wind blows)
I don't list shorts, but refer them to a fellow rockstar agent. Let me know if you want more info.

As real estate agents we are regulated about not answering questions on whether a neighborhood is safe and good place for kids. One of the forms you sign when working with an agent is called Agency and on the form is information about how you can find out answers to questions like this. Dig and do a little research on your own such as calling your local Sheriffs Dept. Good luck! ... more

The past several years the Home Affordability Index has never been better in our country but I know of people who want to make a move, but cannot get past the concept home values have not yet increased to pre-2007 values, so they do not sell and buy.
