You will need to check on the USDA website to see if the home is in a USDA area. That is your chance for a no money down loan. However if your income is over the median area income by more than 115% you will not qualify. You have the option of putting 3.5% FHA or 5% conventional if that is feasible, coupled with sellers assist, it makes a closing very inexpensive.

Hello Jacob,

This property is available. I can directly email/ fax the complete MLS information if that is of interest to you. This would include the Seller's Property Disclosure Statement - a comprehensive document all sellers must complete. I can easily be reached by my mobile phone (voice or text) or email. Thanks for your interest and enjoy your day!

In the "agent remarks" part of the listing on TREND (the part that the Public can't see), it states that the property MAY require flood insurance - which is usually cost for Absolutely This Property needs Flood Insurance!

It's one reason to use a Buyer Agent - your agent can make sure you get all the necessary information on a property!

If you have any more questions about the property, or are looking for a specific type of house, let me know and I can see what I can do to help - I'm a local buyer agent here in Berks County, my website is www.ValerieMackey.com (if you'd like to search for all homes currently for sale in Berks County - you won't see any houses on there that are already under contract or aren't for sale right now), and you can always reach me at 610-207-0172.

Good luck!

It's a gas heater and currently, gas is pretty economical. If you'd like to take a look at this, send me your contact info at Sharon.Sapp@Century21.com and I'd be glad to set up an appointment. It's a large home (3620 sq feet) and it's in good enough shape to accept FHA financing. The roof was installed in 2009, it comes with 4 window air conditioners, the heating system is only 2 years old and even has a radon remediation system. I see no red flags and if is the type of home you like, you should definitely make an appointment to see it. ... more
