We have sold a lot of homes in Windermere, Winter Garden and Dr Phillips areas. In my opinion, these are pretty much best areas of Orange county.

You have A rated schools, great shopping, fantastic restaurants and easy access to everywhere.

Where you would end up, really depends on what your preference is. For example, Winter Garden & Windermere have a lot of newer communities vs. Dr. Phillips that is more established. So if you like newer homes I would concentrate on those two cities. Between Windermere & Winter Garden, Winter Garden is less expensive. So for example if having a bigger home is important to you, maybe Winter Garden would be the better choice.

Downtown Winter Garden is renovated with a Saturday Farmers Market; live theatre; many unique, eclectic shops; dining and more. We also have a large upscale outdoor mall - Winter Garden Village / The Grove - http://www.wintergardenvillage.com/. This plaza offers about 100 shops and some large stores as well.

Yes, you most certainly can. There are certain requirements that the home must meet or repairs be done. With a VA loan, the seller is required to make certain repairs. A part of any VA inspection is water/well/sewer. If the home has a well, it's required to be inspected by the lender. If the home is on city water, then the well/water/septic inspection is not required. Many of the same standards which apply for any other loan also apply for a VA loan. If the home has a termite issue, that would need to be repaired by the seller. Hold a home and WDO inspection as soon as you're under contract so you'll know some of the potential issues right away. If it's more than you're willing to take on or can negotiate with the seller for repairs, you can retract your offer due to inspection and your deposit is refundable. Speak with your lender before making offers to assure you know exactly what they require.

Ray Stevens makes some terrific points in his answer about VA loans. A lot rests in the VA appraisers hands as well

Older question but an important one...If you are considering purchasing a new construction home it is very important to make sure you an independent agent protecting your best interests. A lot of buyers think there is no need to have their own agent when looking at new construction. in reality, THAT is when you need one the most. The sales people in the Sales Office work for the builder and have the builders best interest in mind, not yours. We've been fortuante enough where assessed values have traditionally been noticeably lower than actual market value --- even the "just value" on the tax assessor's site is lower than market value. As Mark mentioned, this is an elected position, and likely plays a little part in those valuations. ... more

Winter Garden is safer than most "hometown feel" towns, and has an awareness exuded from both the occupants as well as the patrolling police department that is felt when visiting. You don't have to worry about the "big brother" factor, and the town may feel like a "sleeper", but be aware that the owners, the police, and the merchants are "WATCHING". This being said, I have confidence in noting that this is quite a safe place to live. Of course every town or city has locations that transplant and the crime within has to be followed and shut down, but Winter Garden hosts, initiates and monitors campaigns to proactively deter crime and let the general public and visitors be aware that crime isn't welcome HERE! ... more

It is a Condo hotel HOA fees are high, between 500 and 600 per month depending on the sq footage. You can live there but no one does. IT is a Hotel for short vacations

The Community is BELLE MEADE the builders are Ryland and Meritage. You will be looking at $270k + in this area, the high school is West Orange.

Presently there are 3 resale homes on the market there.

If you are interested in new I'd suggest having an agent go with you to the builder. This will provide you someone working in your interests. Often as agents we are made aware of discounts and options to better a deal with builders. Plus I can't speak for others but I watch the construction and work to remedy issues, sadly you would be surprised at some of the mistakes builders in a hurry can make.

So that you keep your expenses and closing costs lower use companies like mine that don't charge the admin fees, otherwise you will have an additional $200-$600 in closing fees. This approach means you get the experience at no additional cost... Why not get someone in your corner?

These are actually some of the nicest condos in the Winter Garden area. To piggyback what Mark stated, these condos are all listed so low due to the distressed condo market of the area and the entire state. Most of the listings you will see are short sale or bank-owned properties as many homeowners bought these units at inflated prices. They would never regain these high values so they either walked away from them or went through the short sale process. I will tell you that condos in Southern Pines do not stay on the market long... less than two weeks and generally with multiple offers, esp. if it is bank-owned. I've shown many units in this complex and while speaking at length with the on-site management company, they have a long waiting list for renters, making these units very desirable to investors and 2nd homeowners, though there are many owner-occupied residences as well. The surrounding property itself is in pristine condition and the amenities are outstanding.... gated entry w/ on-site security, business center, fitness center, clubhouse, indoor basketball (full) court and racquetball court, tennis courts and community pool. Southern Pines is also just minutes accessing major highways like SR 429 and the Florida Turnpike making it easy to commute to and from the Orlando area. It is also just miles from Winter Garden Village at Fowler Groves, an outdoor shopping center offering everything from department stores to electronics to a health club and specialty retailers, along with the wide array of restaurants.
