I had a buyer that wanted to buy a home in Arizona, but he had a Chapter 7 bankruptcy 7 months ago. I introduced a loan program at http://www.cfsflex.com, they allow a mortgage after a foreclosure, short sale, or bankruptcy. There is only a six month waiting period. This is perfect for individuals looking to become homeowners again.... more
Hi Nikki, rent to own options can be tricky, may contain hidden pitfalls and often are not beneficial and don't work out for the tenant/buyer........be careful and understand the details. Having said that, I have a completely unique and new approach that can simplify this process in a "win-win" way for everybody, especially for you, the tenant/buyer. It offers a very secure, stable process by eliminating many of the uncertainties. If you are serious about wanting to achieve such an arrangement, you owe it to yourself to contact me to see if it can work for you! I guarantee you will like the idea and I won't waste your time!

The market today is changing. Loan officers have many new programs out there for buyers. Call one today and let them tell you what they can do for you and how they can help you increase your credit. the higher the credit, the stronger the purchasing power you have. If you call today you may be able to buy in the next 6 months. Good Luck!... more
The rental prices in Winfield are from 1500 and up depending on what you are looking for. Many sellers are renting their homes because they owe more than what they can sell them for. At this time if you want to purchase a home you should talk to a loan officer and see how long it would take you to be pre-approved for a loan. Follow their advice and when you are ready there will be more homes on the market to pick from. For now just find a nice place to rent and concentrate on what you end goal will be, a new home. I would be happy to help you with this process. Good Luck!... more
I would ask your agent for his/her opinion of the feedback you have been receiving from the showings of other agents! Are there are any negative comments you are getting in consistently about the property. Also, what is your agent’s advice? You hired that person to help advice you through this process. They know the house better than anyone in this forum will. If you trust the individual you hired take their advice. Good luck.
