Even an apartment that you expect the buyer will as you say "be gutting" the place, should be spotlessly clean. Hire a commercial cleaner, windows, the works. Makes a huge difference: old cabinets suddenly become "Retro".
That said, if the studio does need gutting, it may behoove you to update it before selling it for two reasons:
a.) the co-op board may have rules regarding selling apartments that are not what they consider in "good repair" that may sell below the average price in the building, thus devaluing the stock price.
b.) Most studio buyers, especially in Windsor Terrace are buying a particular budget and probably will not have the cash, after the down payment, closing and moving costs to "gut" the apartment.

As far as I know it's pretty good. The F train goes right through it. There is a bus on Prospect Park West and Prospect Park Southwest. A little hard for groceries since Key Food closed, but there's always Freshdirect, if you like it. Lots of close by shopping if you can take a train stop or two. Not so far to more central subway stations, such as Atlantic City Terminal. But some areas are more remote than others. The Coney Island Avenue bus comes right down PPSW. ... more

You won't find a 3-BR for under $500K in the brownstone neighborhoods of Brooklyn, or Windsor Terrrace (which you question is posted under). You would need to venture into further areas in the other boroughs.
Ad far as "safe" neighborhoods, I would say to locate a neighborhood where you can get what you want for the money, and then check with the local precinct on crime stats.

I think this is hilarious. I grew up in a house three doors up the street from 310, and we all saw the "apartment house" as akin to a welfare hotel. It smelled of insecticide and garbage. When we trick-or-treated there (and I'm talking about, say, 1966 -71) we always checked our candy from the "apartment house" because we thought it had cockroaches.

Now those apartments are selling for $350,000? Is the world crazy or what?
