Kathryn Lilly answered:
Even an apartment that you expect the buyer will as you say "be gutting" the place, should be spotlessly clean. Hire a commercial cleaner, windows, the works. Makes a huge difference: old cabinets suddenly become "Retro".
That said, if the studio does need gutting, it may behoove you to update it before selling it for two reasons:
a.) the co-op board may have rules regarding selling apartments that are not what they consider in "good repair" that may sell below the average price in the building, thus devaluing the stock price.
b.) Most studio buyers, especially in Windsor Terrace are buying a particular budget and probably will not have the cash, after the down payment, closing and moving costs to "gut" the apartment.
If you need some help with some local budget contracters or an objective opion on the best way to go, feel free to contact me.

Best wishes,
Kathryn Lilly, Broker
Realty on the Greene, LLC
