The purchase in Windsor start from 449k for 3bd 2ba single family home. They start from 325k for 3bd 2ba condo in Healdsburg and from 425k for 2bd 2ba condo. The inventory is quite low currently.

The rentals start from $1,600 for 1bd 1ba apartment in Healdsburg and from $2,100 for 3bd 2ba apartment in Windsor. The inventory is quite low so you may want to check with the local rental management companies as well.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve any agent can email listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

How much are you currently paying in rent and what is the maximum payment your looking to achieve? Are you looking to rent or buy?

You should study RENT vs BUY options as you may qualify to buy and pay less than rent in many local cities. You may qualify to buy with minimum out of pocket expenses and pay less than rent.

Beware of the many rental scams out there these days on all sites. The scams are on all of the rental listing sites except one that us agents/broker use such as mls, multiple listing service.

You should not give anyone any funds or personal information without confirming with a licensed agent/broker or management company to find out whom you should be dealing with and the status of any address of interest.

If you decide you want to buy you will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice. You will need to gather some documentation for each applicant.

Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

You could consider a down payment assistance program such as CalHFA or Sapphire Grant which can cover your down payment and closing costs. You may close with minimal out of pocket expenses. You may consider the CalHFA from a minimum 640 fico score and the Sapphire Grant from a minimum 620 fico score up to 424k.

You may qualify FHA from fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down up to 424k. You may consider 3% down conventional from a minimum 620 fico score or even 5% down conventional with NO Mortgage insurance (Lender paid MI) up to 424k.

Let me just say that the way to evaluate this is to have a couple of different Realtors come to your home and advise you one-on-one. Without seeing the condition of your home, it's impossible to judge.

You can sell homes that need work by lowering the price..whether you do repairs or not comes down to the dollar amount you home to get for your home.

An average time is interesting but not always helpful. If you are on the market and not getting attention or offers, review the plan and pricing and make some changes. Sometimes the pictures aren't compelling or clear. Sometimes the descriptions are boring or nearly non-existent. Spice things up, use emotional descriptive terms that cause a buyer to want to see the home.
If you've had 10 to 15 showings and no offers, it could be price. Review the active, pending and recently sold comparable homes and reconsider this strategy. Best of luck.

The market conditions in Windsor are still going strong. There is a limited inventory which is fairly typical for the winter market, although it is currently more limited than usual.

We expect a lot more inventory to come on the market soon (April/May/June) but that is usually when there are more buyers competing for that inventory also. If it were me, I would buy sooner rather than later with the prospect of rising interest rates and increased demand on the horizon.

In my opinion, Windsor, California is a desirable community with it's own small town city government, good local school district and a sense of community. It has recently been rated as the safest city in Sonoma County more than once. The Town of Windsor puts on a plethora of activities all year round and for all ages, which makes this a very family friendly place to live.

Almost any type of services you might need are either right here in Windsor or 10-15 minutes down Hwy. 101 in Santa Rosa. And of course San Francisco or Oakland are approximately one hour via freeway (generally speaking and not during commuting hours, of course).

Town Green has had its ups and downs. The homes available are great if you like that type of living. It is not a "Ghost town" just too many people purchased in the height of the market and ended up loosing them to foreclosure or short sale. The town it self is a busy family town. There is always something happening in town green. Movie Night, Farmers Market, Christmas Tree Lighting, Parade, Music and more. Many little businesses that are doing well and some very tasty restaurants to try. ... more

I live in Windsor as well as my sister. I live on the East Side and she lives on the West Side. Both sides have their little areas of not as desirable, but for the most part it is a safe area. VERY little crime. Windsor does have many subdivision of all different levels. Vintage Greens which is located next to the golf course and closer to the airport. Vintana has a great large park and grass area in the middle. Next door to the High School. Lakewood Estates, is a gated community older homes on large lots. Town Green is city living. Ridgeview Estates, larger homes. Foothills Estate has a pool and spa plus close to the Foothill Park for hiking. Plus many more wonderful locations. Windsor is a great community over all. The town has so much to offer for families. Schools are great and the people are wonderful. ... more

There are a few lakes in this area as well, Lake Sonoma being the closest and in Sonoma County. Lake Mendocino & Lake Pillsbury are in Mendocino County and Lake Berryessa is in Napa County.

First of all, your Realtor should run the latest comps and advise you based on these numbers. Cash is nice, but I've never seen it speed up or influence a bank on a short sale.

However, there are a few things you need to know about short sales that may help in your decision making process:

1. Many short sales listing agents keep short sales listings active even after they have received a number of offers. I won’t go into the reasons here – just know that many do.
2. If you bid over the cash offer, they may very well go back to the cash offer and try to get them to beat your new offer. They may also use both offers to leverage a new, higher offer from some other party. That would put you in a subservient position.
3. All of this may be mute unless the listing agent knows what they are doing and manages to secure a settlement from the bank(s). Many short sales fail to close.
4. Once the bank(s) settles, they may set their own price higher than what you are offering, and unless you come up to their price, they won’t deal.

It used to be a quaint town. Only after having my kids in school there for a year did I decide it was not the same at all and moved here to Enfield.
