Hi There:

The question is location sensitive. In certain neighborhoods, 1.1M for a water front home of that size could be very attractive resulting in a very short number of days on the market. That however might not be the case elsewhere.

In general though since the average sale price of homes in the state is still below $200K, usually consider a least 3 to 4 month waiting period for a house priced over $800K specially if there is no rush and you prefer to get the top $ as opposed to a quick sale.

Hope this helps.

Hello-
To procure a mortgage loan, you will have to make application with a lending institution. There are many such institutions including most banks. The process involves reviewing your financial ability, your financial history, and the collaterizing of the property which will be mortgaged. The interest rate and the % of down payment are all adjustable and will be determined by the lending institution. I highly recommend that you procure a professional Real Estate buyers agent to help you through all of these procedures. Typically - in the market now - a loan of 80% of the sale price is relatively easy to procure with an interest rate around 5%; but I repeat - ALL of these are adjustable/negotiable/apt too change. Also, what is the end-use of the property you are looking to buy? Personal (family) residence? Investment? Fix-and-flip? each of these elements reflect different answers to your questions. Hi Mi:

Within 2 years of your short sale you can buy a house with FHA loan given the circumstances of your short sale.

I have a great lender who can evaluate your situation and let us know if that is doable or not in.

Feel free to send me an email so I can forward his application to you.

Hi Niutao:

No limitation as far as purchasing a home here. You can purchase as many homes as you desire. Windermere has A rated public schools which your children could attend as long as your home is within the zoning of those schools.

Now as far as staying here with no green card for extended period, you would need to figure out if your Visa allows that or not.

Hope this helps & below is the link to homes for sale in Windermere:

Both of you do not have to apply. It may help or hurt depending on your overall debt/income scenario. You will definitely want to speak directly with a good local lender who can take a snapshot of your overall scenario and give you advice as to the best direction to take at this point. There may be some minor things he can assist you with completing to better position yourself for the best rate and save you some money. ... more

Hi Gary,

Not really enough info to answer. If the litigation is the foreclosure that has been filed by the lender, then it's no different than most short sales. You enter into a contract with the seller and a few months later the lender comes back and tells you how much more they want to do the deal. If there is some other litigation, then turn around and walk away.

Good luck, Mark
