That can be negotiated. It is the buyers responsibility to pay their closing cost for a transaction but you could actually negotiate that fee and ask the seller to pay some or all of the cost. Of Course the Seller has the right to say no, but it does not hurt to ask.

There are loans that will go down to a 580. Being in Winder, you have the option of a FHA or possibly a USDA (which is a better deal if you find a house in an eligible area).

The lower your credit score, the more stable a lender will want the other parts of your qualification to be. Also, there are some events (bankruptcy, foreclosure, short sale) that require a certain amount of time to have passed since the event.

Hope that you are not looking for a Lease Purchase. I have met so many people who tried them and it went very badly. Some Home owners stopped making payments , took thier option money, few months rent, depost and disappeared. I am sure not all of them are the same case but it is a risky business to try these route. I would rather suggest to rent, work with a good credit counselor and start working to improve your credit in order to buy. By the time, that you actually become ready to purchase, you might not even like th home you leased purchase and will end up loosing money. Rodney, the statement on two years came from a mortgage broker, not the agent. I also understand that whether or not a lender is able to do this has to do with investor overlays. I have read that Chase Rural does not have these, so finding a lender who sells to Chase Rural would be one option. The problem is finding one licensed in Georgia.

Your Buyer's Agent wwould be able to provide you with more detaisl on that. Not ever listing properly displays the correct HOA dues amount. When you are seriouly interested in a particular property, contacting the HOA is the best method.

A short sale occurs when the amount a home will sale for is less than what the seller owes on the property. Since the proceeds received from the sale will be less than the loan balance, the seller's lender will have to decide whether to take the loss before the sale can close. Having to wait for the bank to approve the sale makes the term short sale an oxymoron as needing bank approval only adds time to the sale. The only thing short in a short sale is the amount that the bank receives, thus they are being shorted. Banks are getting better at decisioning short sale requests and the time, though still substantial, is much less than it was in recent years.

Right now most lenders can do a USDA loan around 620. It is 100% financing and a great loan if the area you are buying in qualifies. Let me know if I can help!
