Kathy Burgre…, Home Owner in Westchester, NY
Fri Jul 29, 2016
Kathy Burgreen answered:
Understand that landlord's insurance does not cover pet issues so if anything happens with your pets on the landlord's property, there will be a lawsuit and if you don't have pet insurance, you will end up paying to settle the lawsuit.
You may think your pets are harmless, but if they bite or get close to another tenant, you will be sued. Landlords are just protecting themselves because they don't know your pets.

Dan Tabit answered:
That means your marketing is working but people aren't seeing the value. It could be your marketing is creating false expectations. If a property boasts a view, but you can only see anything interesting from the master bedroom closet, it won't live up to expectations (I've seen this example).
If your pictures make the rooms look bigger than they are or the home looks different for showings than it does in the pictures.
Apart from that, price is the next most logical reason. It could be both. If you've had 21 showings or been on the market 21 days without an offer, something needs to change.

We won't be able to help you. No one knows your situation or who foreclosed on your property. You need legal advice. As such, your best bet is to see a real estate attorney. They can sort things out and inform you of rights of redemption and applicable timelines, according to state law.

Best of luck!

Amelia Robinette answered:
Everything can be negotiated.

Unlike CO as mentioned earlier, the area around Paris, VA is a market where I'd strongly recommend you get a realtor to represent you. Something that has happened before, and looks like we're headed now, is that people are going under contract for new construction at let's say $100,000. When construction is completed and it's time for an appraisal, the values are coming in at $90,000.

You need to include an appraisal contingency in the contract, unless you're prepared to bring that $10,000 to the closing table.

Builder contracts are not the same as the standard regional contracts and the terms can vary widely. The appraisal example is only one element where professional guidance will help you tremendously. There are many other elements that require guidance.

I strongly recommend you find an agent who is very familiar with different types of builder contracts, as well as a great negotiator. You're welcome to contact me at and I'd be happy to recommend an agent in your area.

I think that the best option for you would be to look online for excavators in your area. If you are wanting to change your septic system, it would probably be best to find one that is really reliable so that nothing bad happens. You just want to be sure that they are experienced, since they will probably have the process figured out by now if they have done quite a few projects. I hope you are able to find the service that you are looking for! ... more

Interesting... Teksin asked this question 2 years ago, and we've seen the trend continue. In 2013, this area was up 7%, and the projections for 2014 are as high as 10%. Properties are selling in just a few days again (remember 2005, anyone?), and there seem to be more and more buyers ready to get into something before prices increase. Great time to sell your home! ... more

This is a great home to consider. The decorative touches and the improvements make it a great home. This listing is currently expired but I can get in touch with the agent to see if it will be relisted and if not I can approach the owner to see if they would still like to sell the home. If I can help you with this home or others, please do not hesitate to contact me.

The nearest train is the MARC train at Charles Town WV to DC ~ 2 hrs each way, lots of folks do the trip daily. From Winc to train ~30 mins. Perhaps you want to look in Charles Town or Shepherdstown where the $$ is cheaper. Point of Rocks MD is another location with train access and it's on the Potomac River, nice. Brunswick MD is also cheap and scenic. I'm not an agent. Good luck. ... more

Hi there! Great question. The Frederick County market is low on good inventory and some are even going for over asking price believe it or not. My last 3 listings went under contract within 2 weeks and 2 for over asking price.... I listed and sold a home in Orchard Hill just 2 mths ago. So I would be happy to come meet with you in person or over the phone ,whichever you prefer, to share with you today's market value of your townhome! Just call or text me at 540-931-5050 or email me at Look forward to hearing from you. And wish you the best of luck!
