That means your marketing is working but people aren't seeing the value. It could be your marketing is creating false expectations. If a property boasts a view, but you can only see anything interesting from the master bedroom closet, it won't live up to expectations (I've seen this example).
If your pictures make the rooms look bigger than they are or the home looks different for showings than it does in the pictures.
Apart from that, price is the next most logical reason. It could be both. If you've had 21 showings or been on the market 21 days without an offer, something needs to change.

Unlike CO as mentioned earlier, the area around Paris, VA is a market where I'd strongly recommend you get a realtor to represent you. Something that has happened before, and looks like we're headed now, is that people are going under contract for new construction at let's say $100,000. When construction is completed and it's time for an appraisal, the values are coming in at $90,000.

You need to include an appraisal contingency in the contract, unless you're prepared to bring that $10,000 to the closing table.

Builder contracts are not the same as the standard regional contracts and the terms can vary widely. The appraisal example is only one element where professional guidance will help you tremendously. There are many other elements that require guidance.

I think that the best option for you would be to look online for excavators in your area. If you are wanting to change your septic system, it would probably be best to find one that is really reliable so that nothing bad happens. You just want to be sure that they are experienced, since they will probably have the process figured out by now if they have done quite a few projects. Properties are selling in just a few days again (remember 2005, anyone?), and there seem to be more and more buyers ready to get into something before prices increase. The nearest train is the MARC train at Charles Town WV to DC ~ 2 hrs each way, lots of folks do the trip daily. From Winc to train ~30 mins. Perhaps you want to look in Charles Town or Shepherdstown where the $$ is cheaper. Point of Rocks MD is another location with train access and it's on the Potomac River, nice.
