If you're considering other areas, there is a bank owned house in Lutz that may give you "instant" equity and also has a backyard pool. It's in a gated neighborhood of Estate sized lots and homes built by Southern Crafted Homes.

It's about 4,400 sq ft, too. Will need a little cosmetic work but you should end up with instant equity after a small investment to replace flooring and repaint inside. It's a newer home with very high ceilings.

Taxes are based upon the purchase price and the base line, or millage for that area The Hillsborough County website has a tax estimator which can be found at: http://www.hcpafl.org/TaxEstimator.aspx .The taxes will be re assessed upone purchase, and more than likely be lower than the current taxes. There are other variables to take into account, homestead exemptions, historic tax credits, and a few other items that I would be happy to review with you. It has to do with them going into short sales and foreclosures. Most were bought when everyone was going with adjustable rate mortgages. They are unable to refinance since the home is now worth less than they owe. Once their interest rate starts going up the home quickly cannot be afforded anymore.
