It looks like you would need to directly contact the sellers about the insulation levels, since no notes are made concerning that here. Insulation in the attic can be really important depending on where you live and how much you need to heat your house during the winter. A lot of heat can escape through the roof, so you really want that to be prevented.

This property is not listed. The Trulia posting is from RealtyTrac, which posts these type of "listings" to solicit subscriptions to their service ($49.95/mo?).. You can search for foreclosures on my web site for free (along with many others)

It appears that it has been foreclosed, but not yet listed for sale by the lender. I could set you up for an automatic email if and when it is listed, or I'd be happy to help you find other homes in the area (or other foreclosures)

This is a unique condo in French Prairie Village in Charbonneau, a district in Wilsonville just south of the Willamette River, hence the great river view from this condo. It was purchased last year but the husband and wife are back together and need to sell it. I actually live here and there are many things about the HOA (home owner association) that you should be aware of. I can certainly provide current and accurate information on this development. There are some nice options for you in this development within your price point and I am very flexible should you like to see some units to get an idea of what's available. These condos are either duplexes or quadplexes. Most available right now are upper level but there is a 3bdrm currently for sale that is ground floor. For the great prices right now you'll not find condos anywhere in the area that can compete. Feel free to contact me if you'd like my assistance.

This manufactured home is not showing up in the Multiple Listing Service here in the Portland Metro area. This home was last sold in 2003, it was built in 1985, has 1120 SF of living space and a 2 Car Carport, the monthly fees for the HOA were $380 monthly in 2003. I'm sure there has been an increase in the past years. The listing agent is Jedidiah Kehrli 503-251-8794. It is to your advantage to have your own personal real estate agent to represent you. The listing agent represents the seller. Even though an agent can represent both the Seller & Buyer in Oregon, with both buyer & sellers approval, it is not to your advantage. It doesn't give exact addresses, but it plots crimes on a street map from the most-recently available data over a 3-month period. The data is from the Clackamas County Sheriff's Office, which provides law enforcement in Wilsonville.

This is a condo, I specialize in this area it's called French Prairie Village in Charbonneau. The units mentioned in a previous answer are all on the ground floor, they all are on the street side, it's not a big street but given they're on the street having open blinds would be a little less private that other areas of the complex. Currently there are 13 condos for sale in French Prairie Village. There are 1,2 & 3 Bedroom units with both 1 & 2 baths, priced betweent $69,900 to $199,900. HOA fees are $330 per month and include pool, hot tub, exterior maintenance (extensive ponds, trees & green spaces) club house, water, garbage, management, commons & insurance. Part of the fee goes to Charbonneau and pays for the maintenance of the trees, entry flowers & security patrol.

The HOA had 2 large assessments in 2006 & 2007 and many of the former home owners just couldn't pay the assessments. The assessments were for capital improvements like roofs, decks & siding. There are currently no assessments planned. The reason they are priced so "cheap" has more to do with banks not wanting to own property and the current real estate market conditions. The entire development has had new siding, decks, roofs, doors & windows. Some work is still in progress and will continue into next year. This is an area that is along the Willamette River with beautiful walking trails, golf close by, tennis, restaurants and more. I actually live here and have a couple of listings that are gorgeous (ML# 8108363 & ML# 8108633), check out my website for pictures. That should give you a better idea about the area. This property is still showing as an active listing at a sale price of $389,900. If the Trulia info in correct there is a scheduled auction and $311,620 is probably a "short sale" price and if an excepted offer is reviewed and accepted it could stall the auction.
