If his income is used to qualify for the loan .... his name must appear on the deed. I know of no mortgage products that will let one person borrow money to buy a house and give it away. ... more

Always get pre-approved first before you put money on another house. The seller wants to see the pre-approval letter anyway.

Cool Springs has some beautiful homes. Wilmington, like many cities has good and bad streets. They transition from Gorgeous calm living to a little "less" within 4-6 blocks. Wilmington is starting to gain some interest from investors. The cap-rates on rentals are in the 9 to 11 range, and if you can get a decent property manager, solid returns are possible. The bad publicity on violence has hurt some appreciation, but things are turning around and there has been some press lately on new development and new young professionals moving in.
