I am a 78-year-old woman who is SO thankful to have been raised in Willow Glen. I attended Edwin Markham Junior High, Willow Glen High, and spent wonderful Friday nights and Saturday matinees at the Garden Theatre.

I LOVE WILLOW GLEN !!!

Now my daughter lives in Willow Glen, about 2 blocks away from my childhood home. We are both blessed.

The home in which you're interested is part of the Sunburst HOA. And, yes, so far as I recollect, they do, in fact, allow pets within the community. Check the CC&Rs to determine how many pets are allowed within each unit.

As for inside laundry and air conditioning, again, check the CC&Rs to determine if this is allowed. If you are the lucky person who purchased this home, your Realtor should be there to help you review and understand the HOA's rules and procedures.

As the others have already mentioned, we can tell, from the public records, that there is currently a $1M loan on the property from 2006. We cannot tell you the current amount due on the home because that information is NOT publicly available--it is known only to the homeowner and the mortgage or lending institution.

Many times, buyers try to work "backwards" into a fair price by first determining what is owed on the home and then adding an "appreciation" rate to the property to arrive at, what the buyer's believes, is a fair return on the seller's investment. While this would work great for, say, stock or bonds where value cannot be added by the holder to the asset, it doesn't actually work for the purchase a home.

Sellers typically pay for repairs and renovations for any home directly from their own bank accounts, so such improvements do not show up in the cost of owning, maintaining and improving the home. This home, for example, has had a roof change, and work on the pool--from what I can see versus the home's profile back when it was last sold. This is why, as Realtors, we tend to use comparable sales data in the area to determine the price of a home. This property, located in the Dry Creek area of Campbell, is in a highly desired section of Campbell, and will likely find buyer at a price well above what a pure investor would calculate as a reasonable return on any home.
