Donna, I'm sure by now you've had all your questions answered. In short, leasing a property varies from Landlord to Landlord, property to property. Generally speaking, you'll have to pay an Application Fee just to have your file assessed by the Landlord or Landlord's representative. The lease term is negotiable, however, the term is usually a year.

Month-to-month leasing is an option once that initial agreed upon term is satisfied. Some rental units do offer the utilities, and some offer no utilities. You, as the tenant, would be responsible for getting those utilities set-up in your name. Appliances also vary from property to property.

All of these questions, while they vary from property to property, can be answered PRIOR to ever stepping foot inside the rental unit. When you are ready to tour rentals, then you should only have 2-3 units you are interested in touring. In addition to this, all your documents to apply for the lease should be completed (with the exception of the lease property details). Preparation is always key to ensuring you position yourself to get approved for the lease you want.

Talk with your REALTOR to make sure all these details are discussed and completed BEFORE you submit your first application. Also disclose any issues that you think may hinder your ability to be a prime rental candidate so your REALTOR can negotiate on your behalf.

If you ever have any additional real estate questions or concerns, please feel free to contact me. I hope this information helps you in your future endeavors.

No, Twin Shores is not gated. Are you interested in Gated or Non-Gated? Rancho Escondido has more estate type homes at the end of the peninsula and it is gated. Other areas that are similar to Twin Shores are Lake Conroe Hills and Seven Coves (not gated) and other areas close by are Point Aquarius and Pelican Island which are gated.
I know this whole area very well, and if you want more information about any of the "Lake Conroe" subdivisions or properties around the Willis, Montgomery, Conroe area, don't hesitate to call or email me. (936) 777-4768

In general, once a contract has been signed the seller cannot simply back out of the deal. If they do so the buyer can sue them for non-performance or specific performance. Read over your contract carefully and consult an attorney to determine what your options are. ... more

Hi, Mike! I have found one rental in the Tomball area that has sufficient acreage to accommodate two horses, although there is nothing on the listing that specifically indicates horses are allowed. It is brand new on the market. If you will send me your email address, I will be happy to forward the listing and check with the seller's listing agent on whether your 2 horses would actually be OK. The home is currently listed for sale and for lease. The owner has offered this option if someone is interested in leasing it instead of purchasing the home. It is a wonderful vacation home for them that offers ample room, wonderful open water views, and the serenity the lake. The home is currently listed at $599,000. If you have anymore questions regarding this home or any other home in the area, please feel free to contact me. Have a wonderful evening and thank you for your inquiry.
