this one was originally listed at $947K in 2012, and it didn't sell. they reduced the price to $795K, then to $699K. Looks like they are motivated! Riley's place is cul-de-sac street with 5 homes on it. These are very nice, but the surrounding homes are not. In my view, this home is a real steal at the current price. You couldn't come close to duplicating this anywhere else in Williamsburg.

Maybe another reason that it hasn't sold is that it's in York County. I think most of the agents search James City County for their Williamsburg clients and they forget about York.

We've had a of growth in the younger population (all population, really). New schools and redistricting. Not sure you can be guaranteed that a given neighborhood will feed the same school year after year. One is a smaller home (1750 sq ft) at $279,000. one is a 3-BR/2BA home with a butler's pantry/wine room (2000 sq ft) at $367,900 and a large 5 BR/2 BA home with a full-finished basement (3200 sq ft) at $369,000. Actually prices in Williamsburg are starting to rise. The same is true in other parts of our area including James City and York Counties. The experts at NAR expect this trend to continue. If you are in the market to purchase a home now would be a good time. If your plan is to sell it might be wise to wait a bit to see if this trend continues.

Kingsmill is located on the James River and features a resort which has 3 golf courses, sports club, tennis facilities, pool and lazy river and marina, all available through optional membership. There are 3 swimming pools, 5 tennis courts, playgrounds and restaurants open to all residents.

I'm not going to say that there are an overwhelming amount of places to locate a family of 5 for $135k in Williamsburg, but you do have options.
