This depends on whether the building is new construction and a sponsor sale, or a resale in an existing building. In a new building the broker will likely registered you as their customer and can claim a commission upon a sale, but in either case you can fire your agent and be free to work with whomever you choose. The only issue is that if another broker can claim the commission, your new broker will not be able to claim a commission and you may be obligated to pay them.

I can imagine by the question that you might be English. In New York most of the property is freehold, although we rarely use that term.

There are some rare exceptions where the land under the building is leasehold, as can be found in Battery Park City, but in Williamsburg I've never seen a leasehold on a condo. ... more

Williamsburg has arrived. I just signed contract for condo in bburg [i.e. billyburg i.e. williamsburg]. I am leaving the east village, a neighborhood i loved until last 10 years. i love williamsburg. The area can be a bit pricey compared to rest of brooklyn, but it's what i wanted & could afford. Many great real estate websites. i think recent sq ft prices are around $650 in bburg, thats what i paid [notice- on new construction it seems they list sq feet for the raw space. measure wall to wall & it seems much less than advertised.. everywhere. they include closets, bathroom, counters, walls it seems]. Plenty of new construction condos, many that went bust around 2008 it seems, but may be finished in next 2 years so if you buy, don't expect value to rise any time soon- there is a backlog of units that will come to market as soon as buyers come around for them, keeping prices down i'd say. But that benefits you buying now. don't wait too long. good luck ... more

Generally, public housing is not located in the safest of areas. You can look up crime statistics in neighborhoods by visiting various sites online such as outsidein.com, gawker.com and if you want real-time crime activity updates you can go to spotcrime.com. I am currently working with a buyer in a very similar situation and what I told him was, not only do you have to think about your safety, but you need to think about resale...it may not be easy to sell your home should you decide to move if it is directly across from the housing projects. Why haven't you visited with a qualified loan officer(s) yet is my question--he/she can tell you what your budget can handle and check that credit score--If you haven't done so yet, visit a loan officer(s) first-don't forget to ask for a mortgage pre-qualification/approval letter. After, you know your financial affordability, take it from there. Also--do you have a Realtor--and have you looked at recently sold similar properties in the immediate area--if not you should.
