I never dangle the prospect of being approved for a home loan by paying off old collections or charge offs unless it a part of overall strategy of raising someone's scores. The AUS (automated underwriting system) will tell us if it's necessary that you payoff those debts. Since most states have their own statute of limitations (3-4 years), it is not necessary to payoff old collections and especially charge offs if they are past the time frame of a debt being collectable. You need to talk with another lender. We are approved in NC, let me know if you need assistance. ... more

That is the whole point. We are stuck and have no recourse. Why aren't buyers protected from this kind of thing? This has nothing to do with the home inspection. It was a separate contractor who was asked to check out the chimney flue. ... more

It sounds like you are beginning to establish yourself and this is a question that can be best answered by a mortgage lending professional. I would be happy to supply you with the name and contact information on a local lender if you wish. Just call me at 757-812-0399 or email me at and I will give you his information.

If in the meantime you would like some info on homes in this area also let me know when you call or email me and I will assist with that also.

Hope to hear from you soon.
