You have two major challenges:

1. Your budget is too low. You will have more options if you can pay $2,000./month. If your budget is only $1500., you need to look at Queens, the Bronx and Nassau County.

2. Very few rental buildings allow pets. The reason is landlords refuse to pay expensive insurance premiums to allow pets in their buildings. It's much cheaper and easier to tell renters "No pets allowed." What you can do is pay for pet insurance yourself and get a good dog certificate.

Williamsburg is very cool, but 1500$ is very close to the minimum so you will not have much to choose from. My suggestion is to have all your financial documents ready before you come to new york. The Landlord will want to see your bank statements with 6 months expenses in your account, or a bank statement from your parents, if they are helping you. you should be prepared to put down 3 months rent which is the first month, last month and one month security deposit. I advise you to send an emaill as soon as you arrive.

This depends on whether the building is new construction and a sponsor sale, or a resale in an existing building. In a new building the broker will likely registered you as their customer and can claim a commission upon a sale, but in either case you can fire your agent and be free to work with whomever you choose. The only issue is that if another broker can claim the commission, your new broker will not be able to claim a commission and you may be obligated to pay them.

I can imagine by the question that you might be English. In New York most of the property is freehold, although we rarely use that term.

There are some rare exceptions where the land under the building is leasehold, as can be found in Battery Park City, but in Williamsburg I've never seen a leasehold on a condo. ... more

I had worked with many buyers in the Edge when the building was new, and have sold several resales in the years since. It is simply the best run building in Williamsburg with fantastic amenities. I would consider it a stable investment for both rental income and ownership. No one has a crystal ball in regards to pricing, but the Edge will hold it's own in comparison to other large buildings in Williamsburg. ... more
