One of the problems with sites on the Net that only sell ads or just collect email addresses to resell, is that the info on their pages is often meant to cause you to provide your email and name for resale.

Getting the info removed is not easy sometimes.

I'd spread the word to use actual real estate professionals' sites rather than ones where the correctness of the data is not as important as gathering and selling your name and email to the highest bidders.

If you call the utilities with the address and ask for the average annual usage, they will usually give it to you. Then you have to adjust for number of people, ages, personal temp preferences, etc.

Condo association docs can be reviewed - usually a real estate pro will provide these. You can also request info as part of an offer - Subject to review of docs including but not limited to annual fee history - or something like that.
A good pro with experience will help you.

Well from what I can see it would then become a very specialized property for future buyers. How many horse property buyers are out there for Wilbraham. You should probably speak to a local real estate professional with extensive experience in your type properties and also one experienced with equine properties. As with any property that is extensively personalized it will have a limiting factor for some buyers yet make it very attractive for others. You might also look into the design so it might be used by other buyer types that might have alternate uses for a large structure & "performance" area. Perhaps as garages & show area for cars etc. Or a design that lends itself to modification back a bit easier.
