Credit is required. I have never met a landlord that doesn't require a credit check. This is how they know whether or not someone pays their bills on time and ultimately if they should rent to them. How do you claim taxes on your wages every year? You may need to work with a property management company or larger apartment complex that may accept other documentation.

I'm with Amy. The seller has everything to gain and nothing to lose. They get above market rent from you and if you default, they get everything you paid and kick you out and move on to the next sucker.

Where I differ, don't talk with a finance company, talk with a lender and don't worry about the $15.00 for a credit report. Actually, get your own credit report first to see if there are any surprises. It's easy, fast and free to do that once a year from the three repositories.

Know the basics. Have a job for the last two years where you can document income. Have a rent history for the last two years where you can document you paid your rent on time. Don't have any collection accounts, evictions, lawsuits, judgements or bankruptcies and know what you can afford (your lender will help you with that). if you don't meet these minimum basics, don't try to buy a house until you do.
