It's commonly accepted that the buyer pays for any appraisal since it is a service usually required by their lender or themselves. With this said, things are negotiable, with the purchase and sale of a home. But unless it is specified otherwise in your purchse agreement, it's likely a fee that you will have to absorb.

When looking at such ads, keep on mind that some of those properties may not be for sale yet, and some may never be, if the default is satisfied by the owner. If you are interested in pre-foreclosures, work with an agent, as most do end up being listed by a broker--he/she will have access to reliable information--also don't overlook traditional sales as some may turn out to be a much better bargain than some of the foreclosure properties. ... more

In some cases you can not, you need to pay cash.
The options avaialble to you depend on the price, type of property and your situation.
Without the right information the probability of a wrong answer is very likely.
When a Whiting, IN REALTOR responds and provides a telephone number, if you are serious, pick up the phone and give him/her a call.

Check with your lawyer. Note: The seller is providing a reason. It may not make sense, and it might not hold up in court, but it IS a reason. But your lawyer would by far be the best person to answer.

As a practical, non-legal, answer: It's nearly impossible to force a seller to sell if he/she doesn't want to. Your lawyer will be able to provide advice on whether to seek damages. However--again, as a non-lawyer--the best thing to do would be to try to persuade the seller to change his mind.

Reverse mortgages can be used to purchase so there is no wait time. She needs to speak with a mortgage officer who does reverse and forward mortgages to go over all options.

You pose a great question. I would recommend two things...

1. Speak with Gina, the Realtor listed below. She is local and knows Lake County.

2. Follow the news on the proposed tax cap legislation for Lake County. That area, on average, has very high taxes which will affect the marketability of the homes.

good sugest the following........first, have someone from the township or county where your home is out to view your them what you want to do and ask them what lot size or restrictions they have....also, what is the min. building lot want to make it marketable if you decide to sell.......once you have established a size and where you would like the lot lines........give the complete legal discription to a land suvey co......and explain to them what you want them to do......they can re-write the legal discription for you to submit to the township or county for the change...they can also post stakes (for an additional charge) ....lastly..if your property is encumbered by a mortgage......don't forget, the entire parcel will still show the lien even if you re-write it.........the only way to free-up the divided property would be to refinance it using the new smaller legal discription.....i hope that helps......bob mcclure- success mortgage partners- plymouth, michigan..... ... more
