You're right about the concrete patio for sure. I would recommend the stamped cement too, like you said you were thinking about. That seems to be a trend in today's housing market. If you're planning on selling it soon, I think that would be an attractive feature. You might consider remodeling other parts of the house too. The rental market is really starting to heat up. There is going to be a larger demand for homes to rent. Many people cannot qualify for loans due to sluggish job market. Most can9;t take the risk of buying a home. Single family homes to rent under 1500 per month go very quickly. A small 3 bedroom home in good shape is my best advice for making an investment. Foresclosures are rising, shadow inventory, high unemployment rates will continue, now with the foreclosures freeze from alot of major banks. The good news it that there are alot of buyers out there and homes are selling in many areas. To be successfull in selling your home you need to consider 3 things. Price, condition & location. If your priced better than your compitetion, your condition is great & you have a great location in Wheaton than your home will sell. ... more

The resale prospects for a 3 bedroom are more limited than that for a 4 bedroom home. More people need or would be happy to have the extra space for a guest room, office, den play room etc. even if they did not need the extra bedroom. I think the problem for people trying to sell 3 bedroom homes today, is there is a lot of price competition from 4 bedroom homes. If you are buying a home and are sitting of the fence, over buying a 3 or 4 bedroom home, I would opt for the 4 bedroom. It will give you better resale prospects. Its almost more affordable to go after a short sale or foreclosure right now, unless you find a builder sitting on inventory. In that case, you will likely only find a good deal if the builder is not financed very high on the property. Due to the economy, foreclosures and short sales can be purchased in the Chicago area for much less than the cost to build new construction homes ... more

You are possibly looking at things from the wrong perspective.

Yes, inventory is high and the average number of days to sale may be excessive BUT, things are selling if they are priced right. The thing you have to consider is, can I price my home and market it, to be one of the success stories.

Some brokers have fixed rates set by the broker or corp office. Some Realtors set there own base on service level.

Our rates are listed on our web site like many others.

Bottom line is they are all different.
