It is best to be pre-qualified for a loan, if you are using one, as sellers will not consoder offers from buyers without prequalification letters from lender or mortgage brokers.

design your home and pick out your materials. Also the land cost is a factor that must come into play.

The agent and all who represent the owner are working for him & his interests only. The rental market is a "landlords market" right now, and rents are up. Finding a house in that area in your price range is not realistic. You could buy a town home with 3.5% down and have a monthly payment in or below your price range.

Most can9;t take the risk of buying a home. Single family homes to rent under 1500 per month go very quickly. A small 3 bedroom home in good shape is my best advice for making an investment. Foresclosures are rising, shadow inventory, high unemployment rates will continue, now with the foreclosures freeze from alot of major banks. The good news it that there are alot of buyers out there and homes are selling in many areas. To be successfull in selling your home you need to consider 3 things. Price, condition & location.
