Where we live a 'metal shop' adds ALOT to the value because everyone wants one!. We currently own and paid $50k Cash for a 30x60 x18 That's concrete, building, insulation, RV Door and underground electricity to just name a few small details.
One might argue its not livable space, but I know I'm out there everyday!!! :-) Mainly because we are building a 900 Sq ft, 2 story Guest Quarters (all permitted and they get you coming and going for the permits.)
Build it for yourself and always do it by the book for resale purposes!!!!

I don't want to change my passwords for Agent Premier or Zillow, just Trulia. But the accounts seem to be linked. How do I just change the Trulia password?

The lots are on the same new subdivision. He sold the existing one last month. We liked the plan so he offered to build it on the 1.6 acre lot.

There is no way of answering that question. First, there's no way of knowing what the seller's situation is, or whether they are completely delusional about the value. So even if a value could be determined, there's no way of knowing whether a seller would accept it. Their own agent might not know.

Second there's no way of knowing what the property is actually worth because you don't mention size or location, but even if you did, value would be dependent on proximity to utilities and/or the ability to put in a well and septic system.

I would suggest using one of the broker site's systems, because they will have more listings faster than what you will get from sites like Zillow, Trulia or Realtor.com. The NWMLS does not push all their listings to such sites. ... more

If the buyer did not waive their right to inspect in property in the purchase agreement the seller signed, they have the right to inspect.

Hi Debbie -

Fortunately, Bellingham does have a fair number of great neighborhoods.

The largest school is Western Washington University and therefore the greatest concentration of students are closer to that school.

You may want to consider the Sunnyland or York neighborhoods. They both have high walking scores. There will be some students in York, not as many in Sunnyland.

Let us know if you need anything else, happy to help!

Basically you need to access public records by going to the county assessor's office or consulting websites and determine what properties have actually sold for in your area.

The difference you think you are saving would likely be more than offset by getting your home properly priced, presented, and listed on the MLS.

If you want to walk away from the closing table with the greatest possible amount of cash in your pocket, you will need to present your property to as many buyers as possible.

How many potential buyers are you personally going to be able to reach on your own?

Do you think that listing your home with a Realtor will reach a few more?

Don't miss dollars by tripping over pennies.

Good luck!

you may want to try our "lease with the right to purchase" program. we don't charge an "option consideration fee" unlike traditional rent to own programs where if you don't buy the home you lose that money forever! with our program you simply rent the home you want, and you have the right (but not the obligation) to purchase it any time within 5 years. here is the link, hope that helps! http://bit.ly/1TKsSci ... more

This could still be part of the inspection process. The general inspector could have said this and that need to be looked at by a specialist, and the buyer is bringing in contractors to get an idea of the cost before making their proposal to the seller (or waiving their inspection contingency).

I don't think that it being outside necessarily matters much, because I suspect you're renting both the house and the land around it, and are likely entitled to notice. Does Bellingham have a Landlord/Tenant Union, or some such thing, where you could get the specific advice you need as an alternative to hiring an attorney?

I wouldn't let them guilt trip you, but at the same time you need to realize this is going to be your new landlord. Perhaps you can be flexible and not require 24 hours notice, but something less, just so you know in advance someone will be coming by?

Kelsey, I don't know the answer to your question (check Trulia "Help" section) but you should edit your question to remove your email address. Your question was posted publically on the site and you're likely to get a lot of spam since everyone can see your email address. Good luck. (By the way, I live in Bellingham, too -- hope you love it here! We've been here 6 years and think it's an amazing place to live.) -- Denise ... more
