One might argue its not livable space, but I know I'm out there everyday!!! :-) Mainly because we are building a 900 Sq ft, 2 story Guest Quarters (all permitted and they get you coming and going for the permits.)
Build it for yourself and always do it by the book for resale purposes!!!!

There is no way of answering that question. First, there's no way of knowing what the seller's situation is, or whether they are completely delusional about the value. So even if a value could be determined, there's no way of knowing whether a seller would accept it. Their own agent might not know.

Second there's no way of knowing what the property is actually worth because you don't mention size or location, but even if you did, value would be dependent on proximity to utilities and/or the ability to put in a well and septic system.

Fortunately, Bellingham does have a fair number of great neighborhoods.

The largest school is Western Washington University and therefore the greatest concentration of students are closer to that school.

You may want to consider the Sunnyland or York neighborhoods. They both have high walking scores. There will be some students in York, not as many in Sunnyland.

Basically you need to access public records by going to the county assessor's office or consulting websites and determine what properties have actually sold for in your area.

The difference you think you are saving would likely be more than offset by getting your home properly priced, presented, and listed on the MLS.

If you want to walk away from the closing table with the greatest possible amount of cash in your pocket, you will need to present your property to as many buyers as possible.

How many potential buyers are you personally going to be able to reach on your own?

Do you think that listing your home with a Realtor will reach a few more?

Don't miss dollars by tripping over pennies.

I don't think that it being outside necessarily matters much, because I suspect you're renting both the house and the land around it, and are likely entitled to notice. Does Bellingham have a Landlord/Tenant Union, or some such thing, where you could get the specific advice you need as an alternative to hiring an attorney?

I wouldn't let them guilt trip you, but at the same time you need to realize this is going to be your new landlord. Perhaps you can be flexible and not require 24 hours notice, but something less, just so you know in advance someone will be coming by?
