But, if you buy a two-unit home or duplex then you should be able to use that rental income in place providing there is a lease agreement in place.

It is suppose to be that once you update your photos on the MLS then they will eventually transfer over by feed into this site but that doesn't always happen.

You can claim your listings on this site as the Broker and delete the old photos and insert the new ones yourself. If you already are posted as the listing agent for the property then click on your "Listings" tab under your name in the right hand corner of the screen and then click the "edit" tab for that listing to edit and update the photos. Otherwise; bring up the address on this site and then click the "Claim this property" to have the property placed under your listings on the site.

If you still experience some problems then call Trulia at 888-466-3501 M-F from 7:00am-4:00pm PST.

Just a reminder to check out what is included in the condo fee when looking for affordable condos. Some include the heat, others don't. Weymouthport was mentioned and their fees include the heat, security, pool, exercise room, etc. However, right across the street is East Bay Condominiums and fees do not include these items. These are in an area that would be considered "safe".

A complex that I like to sell in when I have an opportunity is Ledgewood Place on Whitman St. It's a converted school building with 1 and 2 bedroom units. It's quiet and the place is well managed. There is not a big turnover there so you have to watch.

Martin, On the Winterization question, it is the seller's responsibility to deliver the property in the same condition as it was shown when the agreement to purchase was made. So like others have said, it is the seller's responsibility.

Short sales don't need to be a nightmare. They do involve a bit more paperwork, and the seller's lender will ask for some documents again, and again, but this is due to the fact they that will generally only work with docs that are 60 days old, or less. If you are working with a listing agent that has experience in short sales the process should go well. Most times the delays come from inexperience, not having all the required documents upfront, and not having experience in working the the seller's lender.

If all goes well, getting the third party approval can be as quick at 45 days.
