Why not use an agent? It costs you nothing. The agent is paid via the seller, unless otherwise specified in the listing. You gain the knowlèdge of a real estate professional to take you from the offer to the closing and handle all of the paperwork. By all means, use an agent!

If you are using financing, in addition to finding the real estate agent whose style meshes well with you and meets all of your prerequisites, you'll also want to make a connection with a good loan officer who can clearly explain the steps in the loan process - from getting pre-approved, to what happens right after your offer is accepted, to what type of costs you could expect to pay out of pocket along the way and when they would be owed, to how much money/funds you'd need to bring in at closing and what documents to bring with you. The answer below is correct. Did you ask your Buyer Agent to ask the Broker of their office to contact the Seller's Agent's Broker? You said you contacted the Seller's Broker. See if the Broker representing your buyer rights could speak with the other agency Broker. It would carry a bit more weight. From there, the Broker could help you with the complaint to the agency mentioned below.

These are desparate times for many and Ethics complaints have increased in comparison to past years.
Many are crossing lines.

If you are a first time home buyer, I understand your frustration since the date to qualify for the credit is April 30th and you do need to be in contract by that date.

Of the 107, 16 are under contract. there are 46 homes priced between 150-250K; 33 are in the 250-350 price range; 19 are in the 350 to 450K price range; and the last 7 are 350-600K.
