The biggest issue you are going to face is the short duration. Most of the properties that are repped by Realtors are going to require a longer lease.

Have you checked with UCLA's housing office? They may be able to help you out.

It will limit (or eliminate) your condo leasing because there are HOA rules that only allow dogs up to 20 pounds (small dogs).
If you lease a home, you will do better but you will likely have to provide a pet deposit (minimum 500.00) to cover any damage. You will also have to find a sympathetic landlord, hopefully a pet lover! It won't be easy, but I don't think impossible. Be prepared for it to take at least a few months. ... more

In LA, we do not go through the offer/counteroffer style as is similar down south, its more based on credit. Income, isn't really a factor here either. You can make $10K a month, but have crappy credit scores, and you WILL NOT get APPROVED!!!

There are some decent high rise apartments on Barrington that are around that range fora 1BR or a Studio. Heading a little further east on Wilshire and Federal near the VA hospital give you arounda 10-15 minute commute by bike or easy traffic day. This is becoming a hot area because more students are moving off campus to save money on their tuition, room & board fees. Act fast, these tend to fill quickly with undergrads who become grad students after fall graduation. IF you go a little further west you can find a few spaces, but parking and amenities will be limited with your budget.
