It all depends on pricepoint. But many in residential do 1 months rent for a 1 year lease. Then they may do 1/2 for second year with same tenant.That is then split in half. 1/2 going to listing agent and the other 1/2 goes to the renters agent. Now the renewal part. Let's say your agent negotiated an amount that would stay the same for 2 years but renter didn't want to do a 2 year lease, but wanted to lock in the price or increase according to CPI. If one has a renter who pays on time and keeps the house in order, wouldn't you want that agent who brought you a good tenant to stay on top of things and keep them there. You could have a house or condo empty for 2 months. Now price point comes into play. You didn't disclose what you are asking in Westport versus Greenwich. You didn't disclose location, aside from name of town.
It's up to you what you want to negotiate. But if you are going to be out of town and want someone local to call when you have a problem...Go with an agent you trust. And depending on what your price point is "negotiate "and let the agent explain why she is the one to use.
These are frustrating times. But you really don't know if you will be out of town for 1 year or maybe more. Work with someone who in your gut you trust.
