Some areas require flood insurance and others do not. A good real estate agent will gladly find out information like that for you if you have one. Prices can depend on the insurance company and they can get you a quote if you give them the information of what property. I always look at the FEMA maps to find out if a property or a part of a property falls in a flood zone. If you would like any further information or more details, feel free to contact me!

Taxes are determined by the assessment multiplied by the town mill rate.

The state publishes a list of each towns mill rate at http://www.ct.gov/opm/lib/opm/igp/dataresc/millrts/2013_gl_fiscal_year_2015_mill_rates.xls

Important - as it is not off of the sale price but the assessment, you can have two similarly priced homes with various taxes. Likewise, the town with the lowest mill rate doesn't necessary means the lowest taxes. Some towns with a low mill rates have higher average sales price.

I was ready to post my comment then I saw David's. Everything he wrote is true. You are within 10 minutes of all that Westport has to offer as well as wonderful shopping, Whole Foods to walk to and a movie theater within a few minutes.
I have enjoyed living in similar type complexes on both Coasts. It all depends on your mind set. Many years ago I worked with one of the original developers and much thought was given to creating a complex that was high end and pleasing to people from all walks of life. One key point is that the units were positioned in such a way that one did not feel boxed in by other units.
There hasn't been a huge turnover in this complex and resale in general is not a problem.
I agree with David and would go one step further.....this would be my first choice in all of lower Fairfield County. Good luck!

In my experience I've found that these deals can in fact be negotiated in a way that meets the needs of both the buyers and sellers. I am currently representing a buyer in Westport and one in Fairfield in lease/purchase deals. In both cases these homes were on the market for sale and I was able to negotiate a lease with a neogiated purchase price and related contingencies that met with the satisfaction of attorneys on both sides. Im originally from Harrison New York, the other side of the Rivertowns. I am very knowledgeable with the towns and their culture.
Westport is an artsy town with tons of things to do both during the week and on weekends.
Id would look into towns similar to Westport like New Canaan, Greenwich, Ridgefield.

Depends. Will you be building a foundation? You can estimate a cost per sq ft to build out the room but the bath could run you anywhere from $15K to $50K depending on the finishes. Is it a master bath or a lower level bath for the kids? Are you including the cost of permits in the estimate? I can definitely recommend some great contractors who will navigate the Westport Permitting process and get you a great deal. Also, Coldwell Banker has a Concierge service that has partnered with local contractors. Another great reference!

Not necessarily. it could be a number of things, as there are thousands of reasons why people move. Have you tried talking to someof the people going into/coming out of the building? Neighbors are a gold mine of information about a property for sale.

We were curious to know how your situation panned out for you....did you stay where you were in Farmington? Or did you make a move on something down here? The market is obviously still in a state of correction but there are many great buys out there, particularly for someone like you who, by the sounds of things, wants to call Westport home for a number of years after your contract is up in Farmington. I would think that the rental market in Farmington has softened as much as it has here so I at least hope that if you decided to continue to rent up there that you are able to re-negotiate the terms of your lease.

If you are still thinking of buying down here in Westport I would recommend that you explore your options using a service called Listing Book, available completely free and without obligation from our website at:

From here you can track properties and see what is selling and for how much. You can even "favorite" properties and this service will send you updates when the price reduces...it is undoubtedly a valuable resource for any buyer, or for that matter seller.

As a general statement, the ease of showing often reflects the motivation of the seller. The fact that it was appointment only, then withdrawn means that for whatever reason, that seller is not so motivated to get buyers inside. Maybe they are going to get a renter in. Maybe they are going to do some work on the house, or maybe they want to ride out the holiday season and put it back on in early 2010. This time of year, the houses that are still on the market are those with motivated sellers, ones who will put up with showings during the busy holiday season because they don't want to miss that one special buyer. ... more
