If the siding you have is a neighborhood eyesore, just paint/repair it for now and leave it at that till money is flowing again. If you're want a serious upgrade like stone or brick facing, I'd put that on your "future luxuries" list. As for the kitchen, unless you're planning on expanding it via an addition or knocking down walls, I'd suggest you minimize what you do there. Do a nice, shiny backsplash and some neutral floor tile and leave it alone, because if the kitchen is small or closed off from the rest of the house, it's not going to be a selling point for buyers, anyway - you're just looking to make it something that suits your taste. ... more

Some areas require flood insurance and others do not. A good real estate agent will gladly find out information like that for you if you have one. Prices can depend on the insurance company and they can get you a quote if you give them the information of what property. I always look at the FEMA maps to find out if a property or a part of a property falls in a flood zone. If you would like any further information or more details, feel free to contact me!

It just depends on your lifestyle. I would suggest you do a few Sundays of open houses, go to some tag sales, go to the library of each town and the town hall of each town. I would also suggest you go buy something down at Peter's in Weston and then go to Trader Joes and Fresh Market or Whole Foods in Westport. Time how far it is to your pediatrician is to your target areas. I would also try to park in downtown Westport and walk around down there. Go to the beach, to Sherwood Island in Westport and to Bisceglie Park and Devi's Den on Pent Road in Weston and see if you like the facilities there. Take a tour of the schools. I can help you. Taxes are determined by the assessment multiplied by the town mill rate.

The state publishes a list of each towns mill rate at http://www.ct.gov/opm/lib/opm/igp/dataresc/millrts/2013_gl_fiscal_year_2015_mill_rates.xls

Important - as it is not off of the sale price but the assessment, you can have two similarly priced homes with various taxes. Likewise, the town with the lowest mill rate doesn't necessary means the lowest taxes. Some towns with a low mill rates have higher average sales price.

Actually high schoolers living in the Greenfield Hill area of Fairfield go to Warde High School. The public school website address is www.fairfieldschools.org and there is lots of great information on there including school performance reports so you can see how the two high schools - Warde and Ludlow compare.
Also if you click on the Transportation icon and scroll down you will find a Master Street List which shows you which schools you feed to from the different streets in town.
Please let me know if you need any more information about the area. Greenfield Hill is a really beautiful neighborhood with many historic houses.
