Raj ... Thanks for this good question whether there is a money premium to be paid for a home that is close to a lake, park or school.

There wouldn't be a specific premium ... in increased monetary value ... for these homes. However, homes that are close to parks and schools are generally more desireable for buyers who would buy the home quicker and perhaps pay more for those amenities.

Whether a home close to a lake is more desirable would be up to the buyers. We experience that people in Irvine like to buy homes and live close to Woodbridge Lake, both north and south areas.

Tami ... good question about buying a home at Irvine or Tustin. The north areas of Irvine are adjacent to Tustin, so there aren't many geographical differences there. Children in Irvine attend the Irvine Unified School District schools. However, those in Irvine's Northpark attend the Tustin Unified School District facilities. Irvine has a much bigger tax base and is prime and central for business. We won't know whether you will like Tustin ... or Irvine .. so it's better to look around and get an idea for yourself. Irvine is considered to be the safest city of its size (more than 100k people) in the US. We recommend that you check out the web sites for both of the cities, and you will find geo and demographic information there.

Hi there Tami. As outlined earlier. It is like going into court for a big court case with no professional representation. Not a good idea. A Realtor will be able to help you as they will have a fidicury responsibility to look out for your best interests. Also a Realtor will be able to save you money and it does not cost you anything. Sellers tend to be more co-operativewhen they see that the buyer has professional representation.
