As a former Mortgage Banker and Realtor in California, I am astounded at how much all types of insurance is here in Florida. I get it that we have the possibility of hurricanes but California has earthquakes. Similar disasters but NOT similar costs for insurance. What's the deal? Doesn't Florida have an insurance commissioner? Florida insurance companies, both auto and homeowners, are making a killing and nobody puts them in check. Auto insurance is roughly double the California rates and homeowners insurance is triple what it is in California.

The best Realtors in Weston Florida have a track record, which can be seen in your web searches for agents on the various real estate sites. Stefanie Cohen PA, ABR, SFR answered:
Most homes do have at least one bathtub whether it be in the master or a secondary bathroom. A home without any bathtub will most often be a negative.

Regarding the location of a bathtub in the master is one of personal preference. It can be the deciding factor if a buyer will purchase a home or not. If a particular buyer likes to use their tub, and there is none in the master bath, then you have just lost that buyer.

Definately something to consider.....

Fairness has nothing to do with sellers asking one price and then raising their price. It is one of several ways sellers have of attracting offers on their properties. At times the seller is looking to get as much attention and as many offers as possible and may select the highest and best offer and other times they may just be testing the market then increase the price accordingly. ... more

Carolina Hernandez answered:
Hi Anita,

You will not find a bigger fan than Weston than I. As such, I always recommend Weston.

But I have found this has given other communities an unfair, indirect label as if they are "not as good".

You mentioned Pembroke Pines. Pembroke Pines for example in an internationally based magazine (the name escapes me at the moment) was ranked one of the best communities to raise a family anywhere in the world!

But why not Weston?

The point of view was that Pembroke Pines gives you all that Weston does (their schools are excellent as well), but is much more affordable.

And I could find supporting data for many other communities as well.

For example, Weston's schools are all rated A- and above, all of them, but none appeared on America's top 1000. But many schools in Coral Gables (within Miami Greater Area) were!

In other words, I still will recommend Weston, but if your personal, subjective opinion tells you that Weston isn''t for you (I know a lot of people who live in Coral Gables that don't like Weston's 'too perfect' look and feel for example), you are in luck because South Florida in general is a wonderful, beautiful place to raise a family.

Aside from some exceptions, as exist in all cities, South Florida is all about varying degrees of good-amazing, and very, very few below that.

My advice is browse around, be objective and then subjective.

Good luck!
