If you can buy a home, I know that as long as the HOA doesn't have a problem you have no issues with the Pit. I follow several pit groups on Facebook, they post rentals that do not follow the harsh ruling that pits are all dangerous, so you can rent from them. I allow pits and any other responsible pet owner in my rentals, but I do not have any vacancies. When either buying or selling a home, having a real estate agent guiding you is the best choice. There are listing agents who help sell your home, and buying agents, who help find you the home that fits your needs.

Having someone who can guide you through every step of the process, takes a good portion of the stress off you. I can't speak for other offices, but our team backs each other up every step of the way.

We work with our clients front the moment we say hello, until years after settlement.

I agree with Michael Cheng. At best, you may get a refund of the inspection fee.

It seems as if there are two issues here. One is that the fill pipe is corroded, and the other is the location of the tank. Since you had a discussion about the tank, the inspector didn't "miss" this, they just have a different opinion of what is "safe" than the oil company does.

It's important to be working with a great lender who will prepare the proper documentation and give you the loan product guidelines on gifts (from parents). The title company and lender along with your realtor can coordinate every step of the transaction.

There can be limits on the amount of money any one can give towards a downpayment so be closely in touch with all of the above early in the process.
