Public record is just that -- the county record for that particular property. If it doesn't say "for sale" then it's not available. If you're looking to buy, I wouldn't use this site at all. The listings are terribly out dated. They never say "under contract", even when they have been for weeks.

If you're interested in buying a home you need to hire a Realtor as your Buyer's Agent. I'd be happy to help you if you're not working with anyone yet.

I am a landlord and I tell my applicant to be wary of scams, whether or not they rent from me.

1) Check the online county records and verify who the actual owner really is

2) Make sure the owner is present with a drivers license ID to verify identity. Even if you're going through a management company, often the owner wants to meet the tenants. If the owner refuses to be present to verify identity, then refuse to rent from them.

3) Look out for a situation where it's "too easy" to rent and a lot of money comes out of your hands. For example, if the landlord or manager doesn't care to know much about you ... your background, credit, rental history, or job status.

There are good landlords out there. These scammer make me sick too. I am afraid for renters who are desperate in today's tight rental market.

I think you are probably stuck unless you can find a private owner to rent from. Then you can explain your situation and maybe they will work with you. The rental market here is so tight that renters have no problem getting tenants within a couple of days of posting the units. They won't give you a second look if you don't have all you "ducks in a row" unfortunately. Good luck in your search! ... more

Our Townhouse has just put up for sale. We have LOVED this home. It is 11775 Bradburn Blvd., and you can look it up in the listings. The thing I have loved the best about my home is the main floor bedroom. I am disabled and it has been a blessing.
It doesn't have a huge yard, but we are right across the street from the wonderfully used park, like Central Park, of New York!?!
I don't know what your client is looking for, but for us, there have been no drawbacks. It is a great home for people with kids. Bradburn village is like the Village for children.
If you are in your late twenties to middle forties, you will fit in like a hand into a glove.
Thee are all the amenities and activities, the place is like a Christmas card. Nice area. Which ever you pick, Westminster is a nice place to live.

We have lived in Bradburn Village for 8 years. It is an excellent place to raise children. Almost all the homes here have children and there are lots of children's activities and activities for parents with their children. The village prides itself on coaching their kids, keeping sporting activities all your around. The parents are very active with their children. If you are a parent with children, this is where I would go.
We never had children when we lived here, but we have had lots of fun watching the children in the park across the way. I just was watching 3 children playing with a snowman built in the prk and they were putting noses and mouths on the snowman and hugging the big, icy guy. Even if you don't have kids, it certainly is fun to watch them with their friends and siblings.

As a former realtor and now and one who makes how renovating properties, it depends on the neighborhood you are in. Ranch homes are usually at a premium but are there a lot of them in your area? Do you have a lot of equity in your home? Do you just want to be able to get back what you put into it or do you want to make a profit? Basically,you have to find out what your house is worth now and what it will be worth if you make the improvement. And then decide if you want to go through the hassle and that often depends on how long you are going to stay. I hope that helps some. And that's the problem with the credit system. People assume if you have bad credit that you're not responsible. There are so many extenuating circumstances that can happen to land you with bad credit and once you've got it, it's very difficult to get rid of due to the way the system is designed. It makes it harder for those disadvantaged to get back up. I have good credit, but I have many friends and family with poor credit who are very responsible individuals. Starting with a "blank slate" sort of speak has advantages and disadvantages. It will appeal to people that like to do handy work and design their own living space. Or possibly an investors that are looking for another property. The downside of this approach is that for an individual needed to finance the property it will most likely not appraise for a loan without fixtures, or a kitchen.

Rentals.com is the best site out there. You have more flexibility with regard to filtering by price, beds, baths, Sq. Ft, price etc. They have more pictures and more info. Craigslist has more adds ( in the Denver market about 400+ per day), but it is tough to have to weed through every and in all of Denver Metro. It's best to work with a Realtor. We have access to the MLS as well as foreclosure and bank owned properties that you may not find on any web site.
