After reading the replies from agents, it just gave me more confidence to sell by owner because every agent that replied to replace / pull an underground tank is lazy and too greedy to make a sale happen. This is an item that can easily be negotiated between seller and buyer but of course agents are too embarrassed, timid or don't have strong negotiating skills to remedy this. Instead the agents just pass the buck to the seller, tell them to replace it and this way the agent doesn't have to deal with it later on.

And this is why a seller has to pay a 6% commission fee? For what??? As far as I'm concerned, I can do a far better job than any agent in this county. I just need to get a flat fee broker, post my home in the MLS, advertise all over the internet and will be under contract quicker than any agent can do. And I save myself thousands of dollars in the process. Love the flat fee broker!!! Full service listings are history.

Typically rushing such a significant decision is not a good idea, however if you are planning to sell within the next year you might be best served by participating in the spring market. I realize this response is somewhat after the fact, but inventory in your price range was very tight in Pelham last spring and we were seeing homes selling at our above ask during that time.

Currently (Fall market) there are only 2 homes in Pelham between 700 and 800 thousand so now would be a good time to put your home up for sale as I can tell you there is high demand in that price range.
